Project Description:

Works include the replacement of the existing interior fire doors and finish hardware with a card key system; replacement of the existing exterior windows and doors to withstand 170 mph wind velocity; each modular entrance door and bedroom doors are 1-hour fire rated door with card key system; existing card key will be used as much possible if these do not require replacement;    reconfiguring of the existing modules to provide permanent closet space, service area, gypsum board drop ceiling and mechanical ducts in each module; reconfiguring the existing lounge and storage room to provide a kitchenette with a lounge area; replacement and provision at hallway ceiling with gypsum board; replacing the flooring finishes such as tiles in hallways, carpeting in sleeping rooms, tiles in restrooms, service areas and kitchen/lounge; all interior bedroom  walls,  applying speckled  paint finish on  the

gypsum board  on all existing modular unit walls are 7/8” furring and 5/8” gypsum board with paint finish; plumbing, fire protection system, power (outlets), energy efficient lighting fixtures and battery back-up emergency lighting fixture at corridor, cable TV, telephone and LAN systems will be modified and upgraded to meet current code requirements; additional energy efficient lighting fixtures will be provided as needed; replacing hot water tank with a bigger tank based on estimated demand; abating all asbestos found in tank/boiler insulation; replacing all mechanical room piping; providing fire protection access and seismically strengthen the building to conform to Guam’s new Zone 4 requirement.
