The project consisted of
providing materials, equipment and labor for
the
construction of pre-cast multi-housing
project at Dededo, Guam. The work is built
in a total of 65 acres lot and consisted of
108 units of 3 and 4 -bedroom houses, a
community center with outdoor common area
complete with basketball court, an automated
entry gate and chain link fence around the
community and related roads and
infrastructure development including water
line distribution, drainage line, sewer
line, and exterior electrical distribution
line according to the plans and
specifications.
A Community Center provides
residents with after-school programs for
children, a computer lab, centralized mail
delivery and on-site laundry facilities.
Ironwood Estates Guam is responsible for
landscaping, yard maintenance, and trash
collection services for its residents.
In order to improve the
standard of living for the families intended
to live at Ironwood Estates, a significant
investment was made to construct and upgrade
the infrastructure not usually found in
private residential neighborhoods. The
construction of roads, sidewalks, and the
design of yard space and community
facilities were carefully executed creating
a new standard in subdivision construction
on Guam.
The project was funded
through the creative use of special Low
Income Housing Tax Credits offered to
private developers by the federal
government. This is the first time these
credits have been used for housing on island
and allowed the developer to offer the most
affordable rental and eventual sale prices
possible. In short, it is a model
subdivision that sets new standards for low
to moderate income housing projects on Guam
with features normally found in higher
income subdivisions.
The opportunity to construct
a well planned multi-residential community
for low to moderate income Guam families at
the lowest cost possible with full service
infrastructure and community recreational
facilities makes the Ironwood Estates
project worthy of recognition.
