Project Architect

Job Summary:

 

The Project Architect supports the implementation and coordination of approved architectural and construction documents during the construction phase. The position reviews plans and specifications, coordinates construction activities, monitors field conditions and project progress, and communicates technical requirements to construction personnel, contractors, subcontractors, inspectors, and suppliers.

The Project Architect works with the project personnel to ensure approved project requirements are properly implemented and to identify construction issues, discrepancies, and field conditions that require review or resolution.

Essential Duties and Responsibilities:

  • Review and interpret approved architectural drawings, plans, specifications, schedules, and construction documents.

  • Coordinate approved project requirements with construction personnel, contractors, subcontractors, inspectors, and suppliers.

  • Provide technical direction on approved plans, specifications, schedules, materials, and construction requirements.

  • Monitor field activities to ensure work follows approved project documents and requirements.

  • Document and evaluate field conditions related to construction activities.

  • Identify and report discrepancies, coordination issues, constructability concerns, and delays.

  • Monitor construction progress, work activities, sequencing, materials, and schedules.

  • Prepare project and field reports on construction progress, field conditions, and project issues.

  • Communicate construction requirements and technical project information to project personnel and contractors.

  • Use AutoCAD and other construction and project-management software to review and document project information.

  • Maintain records of construction observations, field conditions, and project coordination.

  • Coordinate significant construction issues, delays, and field conditions.

Knowledge, Skills, and Abilities:

  • Knowledge of architectural drawings, construction plans, specifications, and construction documents.

  • Knowledge of construction methods, building materials, project schedules, and construction coordination.

  • Understanding of how approved architectural requirements are implemented during the construction phase.

  • Knowledge of site conditions, construction sequencing, and field coordination.

  • Ability to read, interpret, and apply approved architectural and construction documents.

  • Ability to identify discrepancies, field conditions, coordination issues, and constructability concerns.

  • Ability to communicate technical construction requirements clearly to construction personnel, contractors, subcontractors, inspectors, and suppliers.

  • Ability to prepare accurate project and field reports.

  • Proficiency in AutoCAD and other applicable construction and project-management software.

  • Strong verbal and written communication skills.

  • Strong organizational, coordination, and problem-solving skills.

 

Scope of Professional Duties

The Project Architect's duties are limited to the construction-phase coordination, interpretation, documentation, and implementation of approved architectural and construction requirements.

The position does not include independent architectural design, preparation or approval of architectural designs, architectural sealing, or other professional architectural services requiring an independent architectural license. The Project Architect does not independently modify or approve architectural designs. Matters requiring independent professional architectural judgment, approval, or sealing will be referred to the appropriately licensed professional in accordance with applicable Guam licensing requirements.

The Project Architect's technical direction to construction personnel is limited to the implementation of approved project plans, specifications, schedules, materials, and construction requirements. The position does not include authority over hiring, firing, compensation, disciplinary actions, or other personnel-management decisions.

Education and Experience

Bachelor’s degree or higher in Architecture  or Architectural Engineering is required, along with relevant professional experience in architecture, engineering, construction, project coordination, or a related field.

Experience with construction documents, architectural plans and specifications, field coordination, construction administration, AutoCAD, and construction/project-management software is preferred.
